Renters Rights & Eviction Resources

While the Coalition does not currently offer rental assistance to the community at-large, we partner with organizations and governmental agencies in order to support renters and homeowners and protect their rights.

The below resources are intended to help Coloradans no matter where they are in the process.

Emergency Rental Assistance Project

The Division of Housing (DOH) has emergency rental assistance funding for Coloradans who have fallen behind on their rent, meet income limits and other qualifying factors, and are at risk of eviction or displacement.

City of Denver Eviction Supports

Free Eviction Legal Clinic offered weekly, details here.
City of Denver provides funding for free legal services for low to moderate income households (at or below 80% of the area median income) facing an eviction.
City of Denver also provides free tenant-landlord counseling services, which can help you know your rights as a tenant and resolve issues in order to retain housing.

Walk-up Shelter Access & "Front Door" Referral Centers

If you or someone you know is in housing crisis and needs shelter urgently, please refer them to “front door” facilities, where we offer both walk-up access and have the ability to refer (and sometimes transport) to other shelters as appropriate.

Day Centers and Supportive Services

Includes options for couples, people with pets, transgender individuals, people with health conditions, people who are recovering from COVID, families, people living in a vehicle, and other extenuating circumstances.

MDHI Access Points - Statewide

OneHome Coordinated Entry System serves all people experiencing homelessness that are living in Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, and/or Jefferson County. Please contact an Access Point or Assessing Partner if you meet any of the following criteria:

Living outside or in a place not meant for human habitation such as an encampment, car, abandoned building, or a RV without utilities*
Living in a shelter, transitional housing, or motel paid for by an agency*
Exiting an institution such as a jail, hospital, treatment or rehab facility where you resided for up to 90 days and were in a shelter or a place not meant for human habitation immediately before entering that institution*
Young adults (18-24) who are at imminent risk of homelessness, meaning they will lose their housing in the next 14 days and have nowhere else to go and no other resources to resolve their housing crisis**

I want to know my rights as a renter

As a renter/tenant, you have protections under Colorado state law. Review the resources below and check out this fact sheet which includes information on late fees, illegal lockouts, eviction court, and the timeline to pay overdue rent.

Protections (Under SB23-184)

Security deposits are capped at 2x (or 200%) the monthly rent amount.
Landlords are allowed to require that a renter demonstrates that they earn at least 2x the cost of rent, but no more.
For a tenant with a housing subsidy (or voucher), it specifies that this 2x minimum income standard applies only to the portion of rent for which the tenant is responsible.
